A Comparative Market Analysis will provide information on properties similar to yours in terms of size, number of bedrooms, lot size, neighbourhoods' etc. These properties will be broken down by properties currently listed, recent sales and expired. This information will be accumulated through the services of the Multiple Listing Service of the Greater Vancouver Real Estate Board.

The next step is to accumulate all the relevant data on your property. Once this is accomplished we can make the necessary comparisons to those homes outlined in the Comparative Market Analysis. I will at this time make my recommendations as to the market value of your home in its current condition and relative to current market conditions.

Review Property Condition

One of the most common questions asked is "will the renovations I have done increase the value of my property". Well it depends on the renovation, where, when and by whom. The Appraisal Institute of Canada conducted a "Renovations and Home Value Survey" in 1995 and found that the kitchen and bathroom are the renovation projects with the highest potential to add or maintain value in a home. An inground pool usually does the poorest in terms of recovering one's investment.
