Selling Your HomeMaking/Negotiating the OfferOnce an offer has been received Toni will sit down with you and review the offer with respect to the amount offered, deposit, dates, and all terms and conditions. The conditions will be in the form of ‘subject to clauses’ e.g. finance, inspection, Property Disclosure Statement or if applicable Strata Documentation. At that time recommendations can be made based on current market conditions, feedback from Open Houses, agents who have shown the property and recent activity in the area. An in-depth discussion will take place to ensure that you have a complete understanding of the market and the offer, and are satisfied with the 3 options at your disposal; that is, accepting the offer, rejecting the offer or countering the offer. On the offer you will note there is reference to 3 dates: 1. Completion Date The day all monies have to be in to your lawyer/notary's office e.g. mortgage funds, balance of down payment. The lawyer will usually call you a couple of days before this date to come into their office and sign all documents. Please arrange to have insurance in place on this date.2. Possession Date This is the day you actually take possession of the property usually at 12 noon. 3. Adjustment Date This is usually the same day as possession date. All charges relating to the property will be calculated from this date e.g. property taxes, water, sewer, maintenance fees, etc. After Sale ItemsOnce your offer has been accepted and all conditions removed you will need to find a lawyer to handle your legal representation. We will be happy to review with you all the legal documentation you will be required to sign at your lawyer's office. We have found over the years, especially with first time buyers, this helps so that you are not overwhelmed the day of the signing. We are also happy to attend with you that day. We will also make the necessary arrangements to meet with you and present you with the keys to your new home. |
